Sunshine Coast Regional Migration: What It Means for Property Buyers

Sunshine Coast regional migration remains the strongest in Australia, reinforcing the region’s long-term appeal to people seeking lifestyle, employment and housing outside the capital cities.

The latest Regional Movers Index shows that capital-to-regional migration during the June 2026 quarter matched the record previously set in June 2021. People moving from capital cities to regional Australia outnumbered those moving in the opposite direction by 30 per cent.

The Sunshine Coast attracted 8.7 per cent of Australia’s net internal regional migration during the year to June 2026, making it the country’s leading destination. That is a meaningful demand signal—but it is not a guarantee that every suburb, dwelling type or development will achieve above-average growth.

What the Sunshine Coast regional migration data shows

The Regional Movers Index is produced by the Regional Australia Institute in partnership with Commonwealth Bank. It tracks relocations between capital cities and regional areas using customer address changes.

Sydney and Melbourne remained the largest sources of capital-city outflows. The Sunshine Coast retained first position among regional destinations, ahead of Greater Geelong.

The result suggests that the Coast’s appeal has moved beyond the temporary pandemic-era sea-change. Lifestyle, climate, employment diversity and improving services continue to attract households. However, migration data measures where people are moving—not what they can afford, which suburbs they prefer or whether a particular purchase represents good value.

How migration can support property demand

Population growth can strengthen demand for established homes, rentals, healthcare, education, retail and professional services. It may also support development feasibility when new housing supply is genuinely required.

For property buyers, the most important question is whether a specific property is positioned to benefit from that growth. A well-located home near employment, schools and transport may attract a deeper resale market than a superficially similar property affected by flooding, traffic, excessive supply or poor access.

Why population growth does not guarantee capital growth

Regional headlines can obscure important differences between suburbs and property types. Strong migration can occur alongside new apartment construction, infrastructure pressure or affordability constraints.

Buyers should also distinguish between demand for permanent housing and demand generated by tourism or short-stay accommodation. The income, lending and planning risks are different.

A property can still underperform in a growing market if it is bought above comparable evidence, requires costly work or has limited appeal to the next buyer.

Five matters buyers should investigate

  • Supply: review approved and proposed housing nearby, not merely current listings.
  • Employment: determine whether local job growth supports the price point and likely tenant or buyer profile.
  • Infrastructure: consider road congestion, schools, health facilities and transport capacity.
  • Risk: investigate flooding, bushfire, insurance availability, building condition and approvals.
  • Resale depth: identify who is likely to buy the property from you and how frequently comparable properties transact.

A practical approach for Sunshine Coast buyers

The migration result supports a positive long-term view of the Sunshine Coast, but good buying still requires property-specific evidence. Comparable sales, replacement cost, rental demand, future supply and physical risks should be assessed together.
