Australian homebuyers reviewing a Sunshine Coast property as interest rates affect borrowing capacity

Interest Rate Rises Could Lock 30,000 Australians Out of Homeownership

A standard interest-rate increase could lock close to 30,000 Australian households out of homeownership, according to new economic modelling released ahead of the Reserve Bank’s 29 September decision.

The research provides a useful way to understand the interest rate impact on homebuyers. Falling prices can look like good news, but a smaller borrowing limit and higher repayments may remove more purchasing power than the price reduction creates.

What does the research say?

University of Sydney economist Dr James Graham and Northwestern University researcher Avish Sharma estimate that a typical 0.25 percentage-point rate increase produces an immediate 5% reduction in home purchases.

The modelling suggests Australia’s homeownership rate initially falls by about 0.1 percentage point, with the reduction reaching approximately 0.3 percentage point after four years. With almost 10 million Australian households, that could represent close to 30,000 households missing out on ownership after each rate increase.

The findings are preliminary and have not yet been published or peer-reviewed. They should therefore be treated as modelling rather than a guaranteed forecast. Nevertheless, the results align with what buyers are experiencing: higher repayments, tighter lending assessments and reduced maximum loan amounts.

Why a cheaper property may not be more affordable

When rates rise, some vendors become more negotiable and property values can soften. However, buyers are assessed on both actual repayments and a lender’s serviceability buffer. A household may therefore save $30,000 on the purchase price but lose substantially more than that in borrowing capacity.

The buyers most exposed are generally those purchasing near their maximum approval, first-home buyers with smaller deposits and households relying on future income growth. Cash-rich buyers and purchasers with substantial equity may be better positioned to use weaker competition to their advantage.

What Sunshine Coast buyers should do now

The Sunshine Coast is not one uniform market. Beachside property, established family suburbs, hinterland acreage and new estates respond differently to changing finance conditions. Buyers should assess each property using recent comparable sales rather than relying on broad regional headlines.

  • Refresh finance approval: Confirm the maximum loan and comfortable repayment before making an offer.
  • Keep a buffer: Model repayments above the current rate and allow for insurance, rates and maintenance.
  • Separate value from affordability: A property may represent fair market value but still be unsuitable for your household budget.
  • Use conditions carefully: Where appropriate, finance and due-diligence clauses can protect buyers from avoidable risk.
  • Negotiate with evidence: Reduced competition does not automatically mean every vendor will accept a substantial discount.

The interest rate impact on homebuyers is not equal

Rate increases do not affect all purchasers in the same way. A buyer with a large deposit may gain negotiating power while a highly leveraged buyer loses capacity. Investors also need to consider cash flow, taxation and realistic rent rather than assuming growth will compensate for higher holding costs.

This makes an individual buying strategy more important than attempting to predict the exact market bottom. Elevate’s property buying strategy combines finance limits, market evidence, valuation analysis and negotiation planning before a buyer commits.

What happens next?

The Reserve Bank will announce its next cash-rate decision on Tuesday, 29 September 2026. Major banks and financial markets expect an increase, but the decision remains the RBA Board’s to make.

If rates rise, buyers should request updated serviceability figures immediately. Those figures—not an old pre-approval—should guide the next offer or auction limit.
